There are disagreements w. CJ /James over Financial Charter - open up for discussion
Need for P&L send out
Barbara/Lindsey needed cooling off
Starting to understand validity of having more homeowners involved Elections
Elections annually move to electronic
Sent the charters to Alanah. No word back. It has been weeks and I do not expect to hear back for weeks.
There was a board meeting on March 7th, 2024.
Homeowner 1 & Homeowner 2
Where are the board minutes?
CJ Cook
As the interim Secretary, I approved them a few days after the meeting and sent them to Lindsey to post.
Homeowner 2
The meeting minutes are not posted online.
CJ Cook
Board Meeting
Might be willing to have some open, but not all of them
Might use election software and have an election committee. Collect candidates
By-Laws Charter: James is red-lining.
I am reviewing Finance Oversight.\
Homeowner 1
Why not have board meetings open until the very end when you wrap up the discussion?
Homeowner 4
What is the timeline for the charters?
CJ Cook
There is no timeline.
I will be going on paternity leave for months.
Alanah is in chemo.
Probably not until November.
We have to decide if the juice is worth the squeeze.
The Finance Committee / this group needs to move forward and not look backwards.
This group is disgruntled.
Homeowner 3
Have you seen that board meeting video?
CJ Cook
I have not watched the video. I am not going to watch the video.
I am not going backwards. What is it going to take to stop this?
Homeowner 3
You should watch it. You would understand how much the board did not care about what is going on. They didn’t care and were name calling.
Homeowner 4
This is about integrity. Why is SPP being allowed to charge for items that are already covered in their contract?
Homeowner 2
You are liable for the finances. All of this info has been given to the police.
CJ Cook
No, I am not liable. I don't want to hear about conspiracy theories.
The Board only cares that the HOA is healthy and the dues are low. We have $135,000 in the bank.
Homeowner 4
How do you know? Do you have access to the bank accounts? Have you looked at the HOA’s bank accounts?
CJ Cook
No. I would rather work on other things.
Homeowner 4
Then how do you know? You are just going to trust the number Lindsey typed into the P&L? You should at the very least go in and log into the account and verify what is actually in the account. Other HOAs logged into their bank accounts and found that the money didn’t match.
CJ Cook
Who?
Homeowner 4
I believe it was Westwinds.
Homeowner 2
Here in the P&L there are numerous errors. Explained the issues with the liens.
CJ Cook
I am not following you. Can we just get 3 bullet points, not paragraphs explaining what is going on?
Homeowner 1
Have you looked at Brad’s spreadsheet? He outlines 80+ discrepancies.
CJ Cook
No, I haven’t looked at that.
Homeowner 1
It has everything outlined.
CJ Cook
I am not going to open it.
Homeowner 1
How are we supposed to find these discrepancies when we don’t have access to anything? We don’t have access to invoices or bank accounts. You do.
CJ Cook
I don’t want to look backwards. We shouldn’t look backwards. It is easier to highlight the three most egregious ones.
Homeowner 4
Why are we doing the work? You are on the board and have access to everything. It’s your job.
Homeowner 1 & Homeowner 2
The only way to explain what is happening is to look at everything that has happened. This isn’t resolved unless we look at what has happened.
CJ Cook
I don’t want to go backwards.
What is it going to take for this small group of disgruntled homeowners to stop?
I don’t have to be here.
Homeowner 4
This is not a small group of homeowners. You restricted who could come to these meetings. You didn’t allow us to invite anyone else. None of our neighbors are happy. You really should go back and watch the 2023 Annual Meeting. There are 30-40 people who are extremely unhappy with what is happening with the HOA.
CJ Cook
My neighbors only care about enforcement.
Homeowner 4
SPP is paid to drive around. It is part of their contract. You should be getting a report every Tuesday. Is that happening? The board could easily create and vote on a list of rules and regulations that align with city ordinances.
CJ Cook
What is it going to take to get this to stop?
Homeowner 4
The easiest thing is to get rid of SPP. Start with a clean slate. Watch the bank accounts.
CJ Cook
We don’t want to rock the boat. Frankly, SPP has connections. The snow removal contract is dirt cheap. I am afraid that if we move property management we will lose those connections.
Homeowner 4
How do you know it is dirt cheap? Because Lindsey told you? Did you get bids?
CJ Cook
I had a friend mention it was cheap.
Barbara and Lindsey have been working hard on the liens. Lindsey has told me that the liens are really difficult and time consuming..
Homeowner 2
[XXXXXX] says it is not hard and is $5 per lien.
CJ Cook
I trust what Lindsey says.
Homeowner 1
What other contracts are out there?
CJ Cook
I don’t know.
Homeowner 1
Is there a landscaping contract?
CJ Cook
I don’t know.
My focus on the board is to lower our dues.
Homeowner 3 / Homeowner 1 / Homeowner 4
Why? There is a lot of maintenance that needs to be done. No one is complaining about lowering the dues. Why?
Homeowner 2
When is the next board meeting?
CJ Cook
End of April. April 24th
Homeowner 2
When is the next time we are meeting?
CJ Cook
I am not setting another meeting.
