In these meeting minutes, you will discover that James Connolly has resigned. Why hasn’t this been officially announced to the Harvest Creek Homeowners and a call for interested candidates put out for fair and open elections completed by a third-party to ensure transparency? Even CJ Cook admitted to homeowners back in February 2024 that the 2023 board elections were a mess. A homeowner even asked CJ Cook why there wasn’t going to be an open election to fill the seat. The answer from CJ Cook is that an election is too much work.
The meeting minutes state that “The Board notes that James Connolly recommended Hudson Hart to fill his seat on the Board, as he had the 2nd most votes in the 2023 election, and after Board Member CJ Cook spoke to him, Hudson is not willing to serve on the Board at this time.”
The truth of the matter comes in the form of a proposal from CJ Cook to Hudson Hart that would have Hudson be appointed to the board, sign away his legal right to seek action against the Board or Association, and the piece that was verbally expressed to Hudson Hart, Bob Kattef,and Karl Keith was that Hudson must run unopposed in the November 2024 election.
For obvious reasons which include potentially violating state laws and the Harvest Creek Bylaws, the desire for fair and open elections, the commitment to transparency to the Harvest Creek Homeowners, and in maintaining his own integrity, Hudson turned down this proposal by CJ Cook.
James Connolly then asked Bob Kattef to run for the board. Bob turned the offer down as well.
Instead of hosting an open, fair, transparent election, the Board was planning on appointing another board member to the board. And the cycle of handpicking of board members by a select few continues.

P.S. This Board Meeting occurred on June 26, 2024. On July 3rd, 2024, a quorum of 172 Harvest Creek Homeowners voted “no confidence” in the Harvest Creek Board of Directors and successfully voted to officially remove CJ Cook, Barbara Pastine, and James Connolly from the Board. The Harvest Creek Board of Directors is now vacant and Harvest Creek Homeowners look forward to truly fair, open, transparent Board elections conducted by an impartial third-party to move Harvest Creek forward, unite the community, and ensure a successful, fiscally responsible future for the Harvest Creek HOA and its members.
