Commingling HOA Funds

At a Harvest Creek Board of Director's Meeting on September 4, 2024, Lindsay Freitas spoke about Harvest Creek's bank accounts and stated "they have never been commingled ever, nope, not ever in the history. Every single HOA has its own checking and its own reserve account".
Actually, Harvest Creek doesn't have its own checking and "reserve" account. They both belong to Saddle Peak Properties and Lindsay Freitas. For more information see this blog post.
Commingled funds refers to the combining of funds from different sources specifically when those sources are meant to be separate for instance one HOA's money and another HOA's money.
However, a few abnormalities can be seen in the Harvest Creek HOA finances.
West Winds HOA
Why is Harvest Creek HOA writing checks to West Winds HOA? Sure, they are just across the street and all but....what? The below check is for the exact amount of a dues payment in West Winds HOA at the time it was written. So was a West Winds HOA dues payment put into the Harvest Creek HOA account and then paid back out to West Winds HOA. This mistake would surely have been documented in board meeting minutes, the Treasurer's report, approved in actions by a Board without a meeting. Nope. Zero mention as to why Harvest Creek HOA is cutting a check to West Winds HOA.

Alpha Lawn & Landscaping
In has been well documented that Bozeman Site Services is the company that does all of the landscaping in Harvest Creek HOA. So why is Harvest Creek HOA paying Alpha Lawn & Landscaping? No invoice exists for any work done by Alpha Lawn & Landscaping. And yet here is a check for $2,040.85 from Harvest Creek HOA paid to Alpha Lawn & Landscaping.

By the end of the month the $2,040.85 returns to Harvest Creek HOA. However, it did not come back from Alpha Lawn & Landscaping, but instead as a money transfer from Saddle Peak Properties' account. Why is Harvest Creek lending money?

These documents suggest that Harvest Creek HOA funds have now been commingled with West Winds HOA, Alpha Lawn & Landscaping, and Saddle Peak Properties.
The Missing $3800
On October 4, 2021, Harvest Creek transferred $3800 out of the Harvest Creek HOA checking account.

No funds are ever seen going into Harvest Creek's accounts in this amount. No invoices exist from any vendor for any reason for a total of $3800.
It has been confirmed with Stockman Bank that this transfer was not to a Saddle Peak Properties account, but instead was sent to another checking account. The leading theory is that it was transferred to Boulder Creek HOA. A source associated with Boulder Creek HOA doesn't understand why Harvest Creek HOA would ever send money to Boulder Creek HOA.
What business does Harvest Creek HOA have with a small condo association? Why would Harvest Creek be transferring $3800 to another HOA? Even if it didn't go to Boulder Creek HOA, where did $3800 go?
If anyone has proof as to where this $3800 of Harvest Creek HOA money actually went, please send it to harvestcreekhoa@gmail.com and this page will be updated.
The Harvest Creek HOA Board of Directors has frequently stated that a financial audit is extremely expensive and is unnecessary since everything is fine with Harvest Creek HOA financials but ask yourself:
Did Harvest Creek Board of Directors knowingly allow money to be paid to other HOA associations?
or
Is the Harvest Creek HOA Board of Directors not actually monitoring Harvest Creek HOA funds and not reviewing and approving all invoices to be paid and were thus unaware of the commingling of funds with other HOAs and third party vendors?
